In 2019, Venice, one of the perennially popular destinations in the world, received 5,590,000 foreign tourists, while Rome, the 17th most visited city in the world, welcomed 10,320,000 foreign tourists and generated a revenue of 51.91 billion USD. Even in 2022, with an impressive 81.94% recovery compared to 2019, Rome seems poised to surpass its pre-pandemic figures in 2023.
The dream mansion, where my hotel project will come to life, is located in the historic town of Castel Gandolfo, which is situated on a slope overlooking the volcanic Lake Albano in the Castelli Romani region, just a half-hour drive (25 km) from the center of Rome. This area is well-known throughout Italy for various good reasons. It has served as a summer retreat for noble families and as a preferred vacation spot for the elite closest to Rome for centuries. It wouldn´t be wrong to say Castel Gandolfo is one of the most beautiful villages of Italy. These are the main reasons that I can imagine such an uppermost scale hotel project in that spot.
Furthermore, the distance between Rome's two international airports, FCO Fiumicino and Castel Gandolfo, is 34 km, while the other airport, CIA Ciampino, is only 9 km distance.
The historic structures of this town, nestled on the crater's slope, its botanical gardens resembling works of art, its untouched and extraordinary natural beauty, and its quality restaurants that could be reason enough to visit on their own—all of these factors explain why people come to this region throughout the year and stay here. Just a 5-minute drive or a delightful 25-minute walk down the hill, visitors can swim and boat in the lake or take a stroll through the trees along the shoreline. These activities capture the essence of why people keep coming back to this area.

Since the 1960 Rome Olympics, professional canoe athletes have been consistently training on this lake.
The historical and sensational landmark "Palazzo Pontificio" in the first picture, is located just 1 km away from our mansion.
Our hotel project mansion, in the second picture, was built in the early 1800s as a summer residence for one of Rome's noble and wealthy dynasties, within a 90-acre private park. The structure spans 7,600 square meters of enclosed space and consists of three interconnected buildings. On the front façade, a meticulously restored 200-year-old building stands, complemented by newer additions that have been designed to allow for various renovations and expansions.
Previously used as a summer retreat by its long-time owners, the mansion is accessed through a private road that winds through a lush green corridor. Currently, it hosts private events and seminars. Nestled among monumental trees, the estate features two swimming pools, one of which is Olympic standard, tennis courts, underground caves that can be transformed into an extraordinary spa center, a historic library, a chapel, 5-star hotel professional kitchen designed to provide Michelin-starred restaurant service, and many other breathtaking features. It stands ready to become a "Kempinski" or "Waldorf Astoria" hotel with its extraordinary offerings.

There is no other building or land in the area suitable for the construction of a 5-star hotel other than this mansion and its landmark park. In contrast, the highly touristic area has only a few low-standard 4-star hotels, along with 3-star hotels, guesthouses, or apartment-style accommodations. Therefore, there is no doubt that our upscale luxury hotel will become a symbol of this region.
The mansion is currently ready to be operational as it awaits its transformation into a hotel.
Pre-applications for the necessary restoration, construction, and regulatory permits have been submitted, and as soon as the project plan is finalized by the new owner, implementation will commence immediately. Additionally, a team with extensive experience in important restoration and renovation projects in Rome is ready and waiting to take part in this endeavor.
This hotel will be the prime destination for unforgettable weddings, top-tier events, and prestigious gatherings. Throughout the year, it will be filled to 100% capacity by the elite of the Lazio region.
As the managing partner of this project, we will be leading the project management throughout all construction and preparations, as well as setting up the hotel management by all means. With the investment partner who will own the majority share, we will establish a company in Rome and the company will own the mansion, will run the project development and will do the asset management for all times.
