Technically, urban planning is the process of developing and designing urban areas to meet the needs of a community. But actually, it is so much more than this basic description. Urban planning in practice draws from a number of disciplines—architecture, engineering, economics, sociology, public health, finance, and more—and strives to prepare cities and towns for the future. Therefore, it will not be too daring to acknowledge that urban planners design the future life of humankind.

MKB has a MUP (Master of Urban Planning) degree based on his "Renewable Cities" thesis and being able to have an impact and influence on the destiny of mankind and the planet was the reason for MKB to choose to get this degree. He believes that there is no other profession and expertise that plays a more effective and worthful role on the healthy & happy future of both the humans and the planet.

Urban planning touches on numerous city-life elements—new and pre-existing land, buildings, roads, communal spaces, transportation, economic development, infrastructure, and the environment, among others. With the pandemics, without any surprise, also Germany's Top 9 cities still suffered significantly in 2021, recording occupancy declines up to −8%.

Nevertheless, as the pandemic caused some hotel openings to be postponed to 2021, Germany saw 87 hotels open across the Top 9 cities increasing room supply by 15.500 rooms. In 2022 they all reached to pleasant occupancy rates…

In 2021 and 2022, it has become clear that the German hotel market has proven to be more resilient compared to other European countries

May 2022 data shows a strong start into the year with KPIs showing that the hotel industry is on the way to recovery. Especially Hamburg, the city with Europe's third largest port, even record individual KPIs nearly on par with their performance from 2019.

The actual occupancies for May 2022 seem to show a good recovery for the German hotel market, with occupancies well above 65% in 10 cities. Berlin and Hamburg are the top performers for May with occupancies reaching 78%.

This is an increase from 2021 by an astonishing 392,4% in Hamburg and 360% in Berlin. Both of the cities were close to reaching 2019 numbers when Occupancy in May was around 83%.

Second Life Village in Selcuk

In the Second Life Village (SLV), Northern European retirees will be staying in 2+1 detached houses (four adjacent houses on the lower, upper, right and left sides of a building) with a private garden and gazebo or a terrace overlooking the green valley. They will have the opportunities where they can meet all their needs and fill all their time with pleasure, such as indoor and outdoor pools, jacuzzi, sauna & Turkish bath, fitness center, board games, mini golf course, hiking trails, different cafes and restaurants, supermarket and etc.

In the social club, daily courses on a variety kind of handicrafts will be held for the retirees who will be the locals of the SLV. Another hobby/activity will be by providing an agricultural area that will enable the locals to plant vegetables and fruits. Those who stay for 6 months term will easily have the chance to grow their own plants such as tomatoes, cucumbers, peppers, cabbage, parsley with the best seeds and use them in their own kitchens.

Social club facilities will be free for the retired locals. Courses with an instructor or consultant are subject to a fee.

In addition to security and technical services within SLV, a health center where all kinds of first aid services will be provided will also provide full-time service.

The SLV -PR department will be organizing, promoting and implementing special sight-seeing tours and cultural events for village residents. The PR department will also organize the shows such as open-air cinema, concerts, theater and folk dances in the open-air theater that will be located in the SLV and will also be promoting it to the hotels in Selçuk district and the surrounding area.

According to the Association of Turkish Travel Agencies (TÜRSAB), nearly 1 million retirees living in European countries have made reservations at 4 and 5 star hotels to spend the 2022-2023 winter in Antalya. Most of these tourists are from Germany and some from England. They will stay for 50 Euros all inclusive on average per day.

The concept of Second Life village was designed in regard to every possible need and wish of retirees. This village is the ideal living space where every moment they will spend here, they will all feel happy, peaceful, healthy and safe. The project offers a living space where they will be able to experience all the beauties of nature under the best weather conditions, be enchanted by the ancient beauties of the world, and meet all their needs within walking distance.

The Second Life Village will be located right in EgeOcity which is the closest “Beach Life Project” to Izmir Adnan Menderes Airport, in Turkey.

This is a “project in project” concept; Second Life Village in EgeOcity!

Away from the noise and complexity of the city life without being away from the privileges of modern life. EgeOcity is a unique Project, a life center that includes a thermal cure center, a touristic bazaar with remarkable variety of shops, restaurants, cafés, bars, a marina, many sport facilities, many hotels in boutique, 4-Starts and 5-Stars categories, as well as villas and residences…

The Egeocity Project which is in Izmir, Menderes / Gümüldür, is included in the 1/25.00 scaled “Environmental Development Plan / Seferihisar- Doganbey Thermal Tourism Center Gümüldür Section”.

According to the Zoning Plan, the Egeocity Project area, which was gross 666.000 m2 before the abandonments, covers a net area of construction of 413.398 m2 after the abandonments.

Egeocity Project is a versatile real estate investment project that includes different building concepts and living spaces. The compatibility of these different concepts with each other is taken into consideration during the development plan process regarding the land usage type.

In this respect, the Thermal Cure Center & Geriatric Center parts will be in the borders of Second Life Village, as well as the villas of the Egeocity

The thermal water has ingredients which are optimal to be used in cure therapies. The quality of our thermal water is approved by the Turkish Ministry of Health.

  • EGEOCITY project is located within the borders of İzmir province, Menderes district, Gümüldür Town, İnönü District.
  • The project area is on İzmir - Seferihisar - Kuşadası coastal road and 39 km from İzmir Adnan Menderes Airport.
  • Egeocity Project Area has a 620 mt front to the Aegean Sea and has a blue flag beach.
  • Many surrounding tourist attractions and historical sites are within 30 to 60 minutes’ drive.
  • It is possible to reach the Greek island of Samos by regular ferry services from Seferihisar and Kuşadası.

About MKB

Murat Kaan Bozdemir (MKB), born in 1974, is an urban planner, concept designer, and project developer in the hospitality industry. He is also a gastronome, sommelier, and expert consultant in healthy nutrition and living, a thinker, futurist, researcher, writer, explorer, traveler, and philanthropist.

Some of the recent projects (2023-2024) are; a 5-star hotel and casino project in Cyprus, two exclusive boutique hotel projects in Paris, a royal hotel project in Rome

After graduating from The Koc School in Istanbul in 1993, MKB began his undergraduate studies in Italian Philology at the Università degli Studi di Siena (Siena University, Italy). The following year, he moved to Florence to pursue both a BA in Industrial Design and a MUP (Master in Urban Planning) at the Università degli Studi di Firenze (Florence University, Italy).

During his years in Tuscany, MKB also trained to become both a gastronome and a sommelier, gathering these skills along the way to achieving his main goals.

MKB's career in concept designing, developing, and consulting within the hospitality sector began during his university years.

The launch of his career was marked by the opening of 'Club Tropicana,' a prominent nightclub located on the Bosporus in Istanbul, which also featured several top-ranking restaurants, bringing the Bahamans flavor to the Bosphorus. Opened in 1995, the club quickly gained recognition and was awarded 'F&B and Entertainment Venue of the Year.'

Even while continuing his studies in Florence, the success of 'Club Tropicana' was compelling enough for investors to seek MKB's expertise in project development and consulting for new high-profile ventures. This led to a period of balancing life between studying in Italy and directing or consulting on projects in Turkey (Istanbul, Bodrum, Marmaris) from 1995 to 2001; the projects such as night clubs/ restaurants @Istanbul (´Don Pedro´), night club/ restaurants @Bodrum (´Club Flipper´), upper upscale casino @Marmaris (´Vega Casino´).

In 2001, MKB completed his Master of Urban Planning (MUP) with a thesis titled 'Renewable Cities,' which aimed to envision the future cities that are urgently needed today;

  • the cities producing and consuming 100% renewable energy... (solar and biomass)
  • no cars, no motorways but only railway, light rail, and subway; no traffic, no pollution, no stress...
  • %100 natural agriculture and farming organizations; cities produce their whole demand of greens, meat, and dairy products internally, with highly developed greenhouses also producing renewable energy.
  • consummate carbon efficient industry which is invested and managed by the townhalls...
  • equal social rights and opportunities for everyone; no social levels, jobless, homeless, or poor...

Following this 'utopic finale,' MKB transitioned from living in Italy to Germany…

In 2001, MKB applied to join the team of one of the greatest architects of all time, Frank O. Gehry. That same year, Mr. Gehry had just completed the design of MARTA, the Museum for Art, Architecture, and Design in Herford, NRW, Germany, and construction was about to begin. MKB promptly made his way to Herford to be part of the project.

MARTA was a state project, which led to MKB being introduced to the mayor of Herford, Mr. Gabriel. The mayor then offered MKB a position as his urban planning consultant.

In 2003 MKB resigned and established IMIC - Investment Management International Consulting - in Germany. Until 2013, IMIC focused on designing, developing, investing, and consulting for hospitality complexes across various cities and countries. Over time, the company opened branch offices in Istanbul, London, Dubai, and Miami.

In 2004, MKB introduced a groundbreaking innovation: the Secty Life Patron - Earthquake Early Warning and Security Automation System. The project's academic partner is the Geo Forschung Zentrum (GFZ) in Potsdam, Germany. So far this system has been installed and set up in numerous cities across more than 20 countries within high-risk earthquake zones. (For more details, see 'Environmental Planning.')

In 2007, MKB relocated IMIC's headquarters to Berlin and expanded the company's portfolio to include renewable energy. MKB and his partner pioneered introducing biomass and biogas technologies to Turkish mayors and ministers. IMIC prepared and presented over a dozen projects to municipalities to convert urban waste into energy.

After conducting extensive studies on renewable energy sources, MKB concluded that solar energy is not only the most abundant but also the only 100% eco-friendly energy source. Consequently, MKB pre-developed two solar park projects with a combined total generation capacity of 175 MW.

In 2008, MKB served as an advisor for several projects associated with the 2014 Sochi Winter Olympics, including 'Moremall,' which became the largest and most popular shopping center in Sochi. (For more details, see 'Economic Development.')

In 2014, MKB relocated to Istanbul and, together with his brother Orkun Bozdemir, launched the highly acclaimed nightclub 'Klein.' The club's exceptional success and consecutive 'Club of the Year' awards led to the formation of a unique entertainment group in Turkey. Today, 'The Klein Entertainment Group' operates several renowned venues, including 'Klein Phoenix,' 'Klein Harbiye,' 'Klein Garten,' and 'Sommer Klein,' the leading beach club in Turkey, all serving tens of thousands of distinguished clients.

Between 2014 and 2020, before the onset of the COVID-19 pandemic, MKB was extensively involved in designing and consulting on numerous hospitality projects, including:
